The townhouse inspection will list all defects present in the home and the methods by which these defects can be corrected. If there are structural concerns present in the home, the inspector should report these defects as well.

The goal of the townhouse inspection is to provide the seller with a "snapshot" of what the home has to offer. The inspector will identify visible defects, discuss them with the seller, and then give the seller an opportunity to make any necessary repairs before the close of escrow. In most cases, the seller makes all necessary repairs before closing. Sellers whose homes were subjected to a townhouse inspection before closing were permitted to fix any problems before their home went on the market. Buyers should take notice of this provision if they plan to purchase a townhouse.
